Coverage Situations

Six situations we write every week.

Home » Landlord Insurance » Coverage Situations

Each situation has its own form, carrier appetite, and pitfalls. We translate between the property and the policy.

Primary.

Rental Dwelling (SFR)

Single-family long-term rentals on a true landlord form. Coverage for the structure, loss of rents, liability, and code upgrades — not a homeowner policy stretched out of shape.

  • Dwelling fire DP-3 (special form) where eligible
  • Fair-rental-value / loss of rents
  • Premises liability for tenant-occupied risk
ADU and Multiple Structures

Front house plus an ADU, casita, or detached unit on one parcel. Structured so each building is properly scheduled and the policy doesn’t argue with itself at claim time.

2–4 Unit Residential

Duplex, triplex, and fourplex rentals. Per-unit limits, ordinance or law where available, and liability that matches the way the building is actually occupied.

Portfolio Landlord

Several rentals across one or more states. We work toward consistent forms and aligned renewal dates so you’re not managing twelve different agents and twelve different anniversaries.

Lender / DSCR Evidence

Binders, declarations pages, mortgagee and loss-payee clauses, additional-insured endorsements — sized to the loan amount and delivered on the closing schedule.

Secondary.

Short-Term and Furnished Rentals

STR, Airbnb, Vrbo, and furnished mid-term use, written when the property, occupancy pattern, and carrier appetite line up. Available as a use case, not our headline product.
