Do I really need a separate landlord policy if my homeowner insurance is still in place?
Most homeowner forms assume an owner-occupied risk. Once a property is rented — long-term or short-term — the occupancy, liability exposure, and loss-of-use needs change. A dwelling fire (DP-3) or landlord form is usually the right answer. We’ll walk through whether your current policy actually covers the way the property is being used today.
I own the property through an LLC. Does that change anything?
Yes — the named insured should usually match title. We can write the policy with the LLC as named insured and add the members or a related entity as additional insured where appropriate. We’ll also coordinate with your lender so the loss payee and mortgagee clause line up with what closing requires.
Can you write coverage for a duplex, triplex, or fourplex?
Yes — 2–4 unit residential is core to what we do. We’ll review the construction, year built, roof, claims, and occupancy, then place it on a landlord or dwelling form with the right per-unit limits and liability.
What about an ADU, casita, or detached unit?
Each detached structure should be scheduled correctly, especially when it’s rented separately. We’ll structure the policy so the main dwelling and the ADU are each addressed — sometimes on the same policy, sometimes split, depending on carrier appetite.
My closing is in a few days. Can you still help?
Usually, yes. Lender binders and evidence of insurance can often be issued the same day once carrier appetite is confirmed. Flag the closing date when you reach out and we’ll prioritize it.
Do you write short-term or Airbnb rentals?
We do, when the property, occupancy, and carrier appetite line up — it’s a real use case for us, but it sits alongside long-term landlord coverage rather than being our lead product. We’ll be honest about what is and isn’t available for your specific risk.
Which states do you work in?
